Originally intended as a premium quality conversion and extension of an original 18th Century barn near Appleby, initial inspection of the building by L&D Building Contractors quickly established that the original building was no longer structurally safe, making it unsuitable for renovation.
Working closely with both the client and Eden District Council’s Planning Department, the Company established that the best solution was the demolition of the old building, followed by replacement with a sympathetic new build that successfully replicated the appearance, materials and features of the original building, the splendid adjacent farmhouse and outbuildings. The result ensured that the beauty and character of the farmstead remained intact, whilst gaining the benefits of modern construction methods and energy efficiency.
The entire project; from demolition, through new groundworks for foundation to construction of the building; was carried out by the Company. Once the shell had been completed, first and second fixes, extensive underfloor heating, plumbing, joinery and natural stone flooring were also carried out by the L&D Building Contractors team. Works were completed with the installation of a luxurious bespoke kitchen, sumptuous bathrooms and decoration to the highest standards.
Despite the new build nature of the project, extensive use of new high quality natural stone features, expert joinery in traditional green oak and sympathetic design by L&D ensure that the reconstructed building retains the unique, homely character of an original barn conversion, whilst at the same time benefitting from the comforts of luxury modern living.
